Tenant improvements

A tenant improvement is rarely a blank sheet. There is existing service, existing distribution, and a set of circuits that made sense for whoever was there before. The work is as much about what comes out as what goes in.

We take TI scopes from demolition through final: removing abandoned circuits safely, reworking distribution to suit the new layout, running the new tenant's lighting and equipment power, and getting the space signed off so it can open on the date it was leased for.

New construction and tilt-ups

Ground-up work starts before there is a building: underground conduit and slab rough-in have to be right the first time, because the concrete is unforgiving about second thoughts.

From there it runs the full sequence — service and distribution, overhead rough-in, lighting and controls, trim, equipment connections, and final. Tilt-up construction adds its own constraints: panel and conduit locations have to be cast in, and a missed embed is an expensive core drill later.

Working from plans — or ahead of them

We build from the engineer's or architect's drawings, and we read them before the job starts rather than at rough-in. Where a set has a conflict — a panel schedule that doesn't reconcile with the load, a fixture that can't be fed where it is drawn, an equipment location that arrived after the plans were stamped — the time to raise it is in preconstruction.

On smaller commercial projects that never get a full engineered set, we can work design-build from the tenant's equipment list and layout, and produce what the permit needs.

Schedule, inspection and closeout

Electrical sits on the critical path more often than any other trade, because drywall waits on rough-in and occupancy waits on final. We plan our sequence around the general contractor's, staff to hold the dates we agree to, and are on site for our inspections rather than leaving the GC to represent our work.

At the end we close out properly: a legible panel directory, the as-built information the owner will need, and the documentation the jurisdiction requires for sign-off.
